Prepare Property for Move-in
Following the end of any tenancy, we thoroughly inspect every unit. We check to see if carpets require cleaning, paint needs to be touched up and look over the general wear and tear. We also take note of any and all damages that may require attention, and that will be covered by the security deposit of the vacating tenant.
Our marketing techniques are aggressive ones and include online ads on all major rental-related sites, full exposure on the MLS, yard signs, and aggressive marketing on our website. In the shortest time we guarantee the property being exposed to the largest market. And so the owners do not have to be, we are available constantly during the day to handle emails and calls.
Screening Of Potential Tenants
Partnering with TransUnion SmartMove® , we thoroughly and carefully screen potential tenants for employment, credit, criminal , eviction, lien history and various other references.

Using the Property Condition Report, with a new tenant we conduct a move-in inspection. This helps forge a good working relationship and helps encourage the tenant to take pride in their new residence. And in the case that any damage occurs to the unit, this also provides the property owner with a legal record of the properties condition upon move-in.
On the 1st of the month, all rent is due. If received after the 5th of the month, it is considered to be late and is penalized. On the 6th, late notices are sent out, and if the tenant does not make arrangements to satisfy their delinquency, the first-step of the legal process is initiated.
When the property is vacated by the tenant, a move-out inspection will be conducted by our property manager, during which a determination will be made if the tenant will be responsible for any damages. If needed, arrangements will be made to get the necessary work done and also as per the Landlord/Tenant Act, the disposition of the security deposit is completed. If the disposition is disputed by the former tenant, we handle this issue as well in accordance with the Landlord/tenant Act.
