RMC (a property management company in Birmingham, MI & all of Detroit) only works with licensed realtors to lease its properties. All properties receive full exposure via the MLS and websites including Zillow, Trulia, Apartments.com, Hotpads, Realtor.com, homes.com and more.
Qualifying of Tenants:
Prospective tenants can submit their application via RMC’s website. From there, our partnership with TransUnion credit bureau allows us to access the applicant’s full credit report, including reports on any judgment, lien, eviction and criminal history.
In order to complete the credit application, RMC requires the following documents:
- Last two pay stubs, or, if the applicant is beginning a new job, an employment offer letter. When analyzing an applicant’s income, we look for a gross monthly income that’s about triple the monthly rent
- Copy of driver’s license
- Copy of Social Security card
- Landlord verification from current landlord (if applicable)
RMC analyzes the entire credit application as a whole. If the applicant qualifies we then seek approval from the property owner. Our owners are our partners, and they have a say as to who occupies their properties.
RMC has a tried-and-true list of contractors who’ve been vetted against their competitors, and whom we’ve worked with for many years. They’re dedicated to quality work, competitive pricing, reliability, responsiveness and trustworthiness.
Our contractors are only authorized to proceed with a given repair up to a certain, agreed-upon price point (barring emergencies like no heat in winter or no AC in summer, or no hot water). Should the issue require work beyond this price point, RMC will provide the property owner with an estimate and seek approval before proceeding.
In our experience, you get what you pay for when it comes to general maintenance or skilled trades. That’s why we hire contractors based on the qualities mentioned above versus solely how much they cost.
If a property owner has a contractor they’d like us to consider using, we’d be happy to meet with him/her for possible inclusion to our list of contractors.
We only charge a management fee on the amount of rent collected. If a tenant fails to pay rent, or if a property is vacant, we do NOT charge a management fee. This allows the interests of RMC and its clients to be aligned: We don’t succeed if our clients don’t succeed.
Yes! We utilize a fully web/cloud based property management software platform which provides substantial functionality for both our owners and tenants?
Owners will have the ability to run many different types of reports, including financial statements, tenant receivables/delinquency reports, work order history and rent rolls, as well as the ability to access various documents and invoices regarding a given property.
The tenant portal lets tenants pay rent online (which is required per our lease-form), submit maintenance requests, view their ledgers, etc.
We manage Detroit properties as long as they’re located in safe & stable areas. Corktown, West Village, Midtown, Brush Park, University District, Boston Edison, and Palmer Woods are some examples of the areas in which we operate.
Yes! We’re happy to provide evidence of our broker’s license should a client request it.
Yes! We’re happy to provide a certificate of evidence of our insurance coverage upon request.
