Market Rent Analysis & Determination
With our in-depth knowledge of the local rental and real estate markets, we accurately assess each property’s potential monthly income to ensure competitive and profitable pricing.
Property Preparation for Move-In
After each tenancy ends, we conduct a comprehensive inspection of the unit. This includes evaluating carpet cleanliness, necessary paint touch-ups, and overall wear and tear. We also document any damages requiring repairs, ensuring that any costs covered by the vacating tenant’s security deposit are properly accounted for.
Property Marketing
We employ an aggressive, multi-channel marketing approach to maximize property exposure. This includes online listings on all major rental platforms, full MLS exposure, and targeted promotion on our website. To ensure a seamless process for property owners, our team remains available throughout the day to promptly handle inquiries via phone and email.
Tenant Screening
Through our partnership with TransUnion SmartMove®, we conduct a thorough screening process for all potential tenants. This includes evaluating employment history, creditworthiness, criminal background, eviction records, lien history, and additional references to ensure reliable and responsible tenancy.
Move-In Documentation
Before a new tenant takes possession, we conduct a Move-In Inspection using a detailed Property Condition Report. This process helps establish a strong landlord-tenant relationship, encourages tenant responsibility, and provides a legally documented record of the property’s condition at move-in—protecting the owner’s interests in the event of future damages.
Rent Collection
Rent is due on the 1st of each month and is considered late if received after the 5th. On the 6th, late notices are issued, and if no payment arrangements are made, we initiate the first steps of the legal process to ensure timely resolution.
Move-Out Process
When a tenant vacates, our property manager conducts a Move-Out Inspection to assess any damages beyond normal wear and tear. If repairs are needed, we coordinate the necessary work, and as required by the Michigan Landlord-Tenant Act, we process the security deposit disposition. Should a tenant dispute the charges, we handle the resolution in full compliance with landlord-tenant laws.
Landlord Property Management
We provide 24/7 emergency response for all properties under our management. Whether it’s a heating issue on New Year’s Eve or a burst pipe on the 4th of July, our team is on call to handle any situation promptly and professionally.
